  • Recorded plat with legal — not the marketing map.
  • Utility easements traced to source, not to the survey.
  • HOA declaration with all amendments, dated.
  • Draw schedule and lien waiver template — before start, not after.

Do this once at the front of the project and the last thirty closings feel like the same closing. Which, on a good file, is exactly what they should feel like.
